Local knowledge
This is Hayes in the London Borough of Bromley — not the one in Hillingdon — about 11 miles south-east of Charing Cross, on a plateau around 70 to 80 metres up, drained by the Bourne.
It stayed genuinely small for a long time: between 1801 and 1921 the population only just tripled, to 1,010. The branch railway from Elmers End opened on 29 May 1882 and the station was rebuilt in 1935 for commuter traffic, and that is when the suburb we work in today actually got built — largely to the west and north-west.
That means most of the housing is interwar and later suburban stock: driveways, reasonable doorways, room to load. The jobs tend to repeat — full clearances on sale or probate, loft and garage clear-outs, end-of-tenancy turnarounds — and those quote differently from one another, so it helps to say which you have.
Hayes Common preserved 79 hectares of open land to the east and south, which is why the built area stops where it does.
